Some tips:
1. Be positive, there is always a temptation to apologise for things you think they might find a problem. Either sort it it before you show people around or, if you suddenly become aware of it, make a note to sort it out later. Apologising only draws attention!
2. Remember to mention any positive features there wasn't space for in the brochure.
3. Show them into rooms but remember, if you are in there with them the room will look less spacious!
4. When you are showing people around be prepared to open built-in wardrobes, etc.
5. Spend time in the rooms which have the best features and keep one of these until last!
6. Potential buyers will want to know why you are leaving and perhaps how much it costs to live in the house - be prepared.
