You are embarking on an exciting (and probably initially daunting) adventure. Here are the steps:
1. Calculate available finance and choose a mortgage - you may be tempted to start with the property but it is better if you have a clear idea what finance you have available. At Strabane Mortgage Centre we will give you an idea of what should be possible.
2. Find your new home - start with estate agents, start here in the property listings! Drive around the area looking for the For Sale signs as they go up. Make an accurate assessment of the cost of buying (don't forget things like survey and valuation fees, Stamp Duty, Land Tax and even removal costs).
3. Make an offer - obviously you don't have to offer the asking price. If the estate agent accepts your offer it will be subject to the property being surveyed and contracts being completed.
4. Apply for the mortgage - see our mortgage pages. The lender will need to ensure that the property is suitable for lending and will value the property. This is not a substitute for a Structural Survey or Home Buyer's Report which is for your peace of mind and is especially valuable if the property is out of the ordinary (older or constructed in an unusual way). If you want these let your lender know so that time, money and duplication can be avoided.
5. Receive an offer - once your mortgage application has been agreed your lender will confirm by letter. There may be conditions so take advice from your solicitor or conveyancer who will then look after contracts, legal fees, stamp duty, local searches and legal work for the lender.
6. Exchange contracts - this is what you have been working towards. At this stage you may have a deposit to pay, which you may forfeit if you back out after this point.
7. Insuring your new home - you need to take advise on appropriate insurance to cover your home against the unexpected.
8. Completion - OK, this is really what you have been working towards, collecting the keys and crossing the threshold as the new owner!
